Mortgage payment calculator

Enter your mortgage details to see what your monthly payments could be, how much interest you would pay over the term, and how your payments might change if rates move. If your mortgage is split into two parts, you can add the second part too.

Rates can go up as well as down, for example when a fixed or discounted deal ends. This shows how your monthly payment could look at different rates.

How this works. This calculator is for illustration only and is not a personal recommendation or an offer of a mortgage. It assumes each interest rate you enter stays the same for the whole term and that interest is charged monthly at one twelfth of the annual rate. It does not include product fees, arrangement fees, broker fees or the cost of any insurance, and your lender's figures may differ. Whether you can borrow, and on what terms, depends on the lender's assessment of your circumstances.

Mortgages in two parts. If you port your mortgage and borrow more, or have a split mortgage, each part can have its own rate, term and end date for any deal. The parts may not change rate at the same time, so check the details of each one.

Interest only. With an interest-only mortgage your monthly payments do not reduce the amount you owe, so the full balance is still due at the end of the term. You will need a suitable plan in place to repay it, and lenders will ask to see this.

Your home may be repossessed if you do not keep up repayments on your mortgage.
