According to their latest analysis, converting your loft into a bedroom could increase your property’s value by as much as 24%. That means a typical three-bedroom, one-bathroom home could see a significant jump in value simply by adding an extra double bedroom and bathroom upstairs.
Why Space Matters Most
Nationwide’s research looked at its own House Price Index data to see how renovation projects can influence property values.
While kitchen and bathroom upgrades remain the most popular home improvements, the data shows it’s the bigger projects — like extensions or loft conversions — that really move the needle.
Senior Economist Andrew Harvey explained:
“Having more usable space is generally thought to be consistent with better quality accommodation, and people are prepared to pay for it.
A 10% increase in floor space typically adds around 5% to a home’s value, but adding an extra bedroom makes the biggest difference. For example, creating a new double bedroom can boost the value of a two-bedroom house by around 13%.”
Homeowners Are Investing Wisely
Nationwide also found that:
Kitchen and bathroom renovations were the most common home improvements over the past five years.
34% of homeowners added eco-friendly upgrades such as solar panels or better insulation.
Only 4% of those surveyed regretted having work done — showing most felt their investment paid off.
The research highlights that projects increasing living space — particularly adding a bedroom — remain one of the most compelling ways to add value.
Not Just for Sleeping
Even if you don’t need another bedroom, that extra space can still serve a valuable purpose. With hybrid working now common, a loft conversion can make an ideal home office, studio, or creative space.
Harvey also noted that more than half of owner-occupied homes in England have at least two spare bedrooms, often because homeowners choose to grow into their properties — or remain in them after children have moved out.
